Project Origination & Qualification in Tennessee

The success of your project starts here.

Grandmark Inc. originates and qualifies serious projects across Tennessee — reviewing scope, verifying feasibility, and packaging the opportunity before any commitment is made. We then route it to the right licensed execution partner. Our fee is paid by that partner, not by you.

Zero cost to you Zero construction liability Exclusive, qualified handoffs

What Grandmark is — and is not

We carry the clipboard, never the tool belt.

Grandmark Inc. is a project origination and qualification firm. We make projects viable, package them cleanly, and connect owners with licensed professionals who execute. The construction, the contract, and the liability stay with the partner who is licensed and insured to hold them. By design, the risk never touches you — and it never touches us.

What we do

Originate & qualify

Intake, feasibility, scope review, budget validation, and a clean project packet. We determine what you actually have before anyone prices or builds it.

What we never do

Build or hold risk

We do not perform construction, pull permits, sign construction contracts, manage crews, or make structural decisions. Those belong to the licensed execution partner — never to Grandmark.

Who signs the work

You and the partner

The construction agreement is signed directly between you and the licensed contractor or firm. Grandmark is never a party to it. Clean roles, clean contracts, no blended liability.

Why it protects you

Risk sits where it belongs

Your project is handled by a professional sized and licensed for it — not squeezed into the wrong hands. The party doing the work is the party accountable for it.

Grandmark Inc. operates strictly as a consulting, origination, and qualification service provider. It undertakes no construction work and assumes no construction liability of any kind.

What Grandmark Inc. does

Most projects break down before they ever begin.

Scopes and statements of work are unclear. Budgets are untested. The wrong partner gets involved too early. Grandmark aligns the project, the stakeholders, and the resources before any commitment is made — then hands a complete, qualified opportunity to the right partner.

01

Intake & research

We collect scope, budget, timeline, and site conditions in one or two focused conversations — no drawn-out discovery.

02

Feasibility check

We verify the project is real, viable, and worth pursuing — surfacing red flags before anyone commits a dollar.

03

Packet preparation

A clean project brief: scope, notes, red flags, and an alignment summary the execution partner can act on immediately.

04

Execution handoff

We route the qualified opportunity to the right licensed contractor, firm, or operator — who contracts with you directly.

Who we serve

Three industries.
One qualification standard.

Construction, real estate, or business services — the intake and qualification process is the same. We establish what you have before anything is priced or executed, then connect you with the partner equipped to deliver it.

Lane 01

Construction

We qualify scope, budget, and site readiness. When a project is ready, we hand it off to a vetted, licensed general contractor who signs and builds it. You pay nothing; the contractor earns the contract and we earn a percentage of it. Grandmark never builds and never holds the construction contract.

Lane 02

Real estate

For brokerages, agents, lenders, insurers, and property owners with a deal in motion. We verify the opportunity, the timeline, and the decision-maker before closings — so the right execution partner inherits a deal that is real.

Business services

For small and mid-size businesses facing operational, regulatory, or security exposure — including cybersecurity needs. We identify what you actually require, then route you to the right specialist firm without overselling services you don't need.

  4. IV

    Hand off

We prepare the packet and connect you with the right licensed execution partner.

  5. V

    It moves

The partner contracts with you and takes it from there. Our fee comes from them. Your cost is zero.

What it costs you

$0

Paid by our partner — never by you.

Standard channels charge execution partners per lead, per click, or per month, whether or not a single project closes. Grandmark charges nothing until work is contracted. Our fee is a percentage of the contract, paid by the execution partner when they sign and close. Every opportunity we deliver is pre-qualified and exclusive — no monthly spend, no shared leads, no dead ends, and no cost or liability on your side of the table.

Common questions

What people ask before submitting.

Does Grandmark build or act as a contractor?

No. Grandmark originates and qualifies. We never build, pull permits, sign construction contracts, or manage crews. Construction is performed by the licensed partner you contract with directly — and the liability stays with them.

How does Grandmark get paid?

Our fee is paid by the execution partner — the contractor, brokerage, or firm — as a percentage of the contract they close. You pay nothing at any point.

What if my project doesn't qualify?

We tell you directly. If scope, budget, or timeline aren't viable, we say so and explain why. Many projects come back once a specific issue is resolved.

How long does qualification take?

Initial review happens within 1–2 business days of submission. Full qualification typically takes 3–7 business days depending on complexity.

What does "exclusive handoff" mean?

When we hand off a project, it goes to one partner only. We do not sell the same opportunity to multiple contractors or firms.

Is my information shared before we speak?

No. Nothing is shared with any execution partner until we have spoken with you, confirmed the details, and received your agreement to proceed.
