Project — Completed

Lamont St.
Johnson City, TN

A vacant lot with an old building nobody thought could be developed. Now it generates rental income for an out-of-state investor — with zero issues and zero cost overruns.

The situation

A lot she was paying taxes on and couldn't use.

The property owner — a multi-state real estate investor and five-year client of Ben Long, Grandmark's General Manager — owned a vacant lot on Lamont St. in Johnson City, TN. An old structure on the land had left her with the impression that the lot was not developable. She was absorbing the tax burden with nothing to show for it and living out of state, which made hands-on coordination impossible.

The project wasn't just about construction. It required navigating the city, finding the right licensed contractor from a competitive field, and doing so on behalf of a client who couldn't be present. That's exactly where Grandmark's intake and qualification process is built to operate.

What Grandmark did

From an untouchable lot to a finished build.

Every step of this project was coordinated by Grandmark on the client's behalf. She didn't need to be there. She needed the right partner to be there instead.

  1. Intake & research

Ben reviewed the property history, the old structure, and the client's goals. The lot had development potential that hadn't been surfaced — it needed someone to go find it.

  2. City coordination

Grandmark worked directly with Johnson City Development to understand what was required to move the project forward — permitting, approvals, and the demolition pathway.

  3. Demo arranged

The old structure was cleared. This step unlocked the development potential of the lot and set the foundation for everything that followed.

  4. GC vetting & selection

Grandmark evaluated more than 10 licensed general contractors to find the right fit for this specific project, client, and budget. One was selected. The rest were ruled out.

  5. Planning to completion

The project was seen through from approval to finished build. The client remained out of state throughout. Grandmark was her presence on the ground.

The result

Rental income from a lot that was eating taxes.

The property owner went from absorbing a tax burden on a lot she couldn't use to generating consistent rental income from a completed development. The project closed with zero issues and zero cost overruns — exactly how a qualified, properly executed project should run.

This is what Grandmark's qualification and coordination process is designed to produce. Not just a handed-off lead — a successful outcome from planning to completion.
